# Roof Replacement and Roofing Contractor in Simi Valley, CA

Infinity Roofers is a licensed roofing contractor in Simi Valley (CSLB License #1134192) that replaces and repairs residential and commercial roofs across Simi Valley and Ventura County, with two more locations in Canoga Park and Pasadena. Call [(805) 600-2884](tel:+18056002884): every job starts with a roof inspection and a detailed written estimate.

## Roof replacement in Simi Valley: when a new roof makes more sense than another repair

A replacement makes sense when the roof is failing as a whole, not in one spot. The signs are curling, cracking, missing or severely worn roofing material across several slopes, leaks that come back in new places after each repair, or an underlayment that has reached the end of its life under tile that still looks fine from the street.

The table shows how the most common findings usually play out. The inspection decides it for your roof, and the written estimate explains why.

| What the inspection finds | Usually | Why |
| --- | --- | --- |
| One leak at a vent, pipe, skylight or HVAC unit | Repair | Openings depend on flashing and sealant, which often fail before the roofing around them. |
| A few cracked, broken or displaced tiles | Repair | Single tiles can be replaced without touching the rest of the slope. |
| Shingles lifted or torn off in one wind event | Repair | Limited damage on an otherwise sound roof is fixed where it happened. |
| Curling, cracking or worn material on most slopes | Replacement | Patching a roof that is worn everywhere buys little time. |
| Leaks returning in different places | Check the underlayment | Water getting past the layer under the shingles or tiles often means a full tear-off. |
| Half the roof or more needs new covering within a year, on a house in a High or Very High fire hazard zone | Replacement to the current fire rule | The state rule below applies to the whole roof. |

### The fire rule that shapes most Simi Valley reroofs

On the State Fire Marshal's 2025 Fire Hazard Severity Zone map, nearly two thirds of Simi Valley's land area is rated Very High, and with High-rated land added, about 71 percent sits in a High or Very High zone. You can check your own address on CAL FIRE's [Fire Hazard Severity Zone lookup](https://www.arcgis.com/apps/instant/lookup/index.html?appid=4663e7486e364f05a933daeae7931125).

For a house in a High or Very High zone on local land, or anywhere on State Responsibility Area land, the 2025 California Wildland-Urban Interface Code (Title 24, Part 7, in force from January 1, 2026) covers reroofing. Its section 507.1 says a roof covering that is replaced, or that has 50 percent or more replaced within 12 months, must be replaced with the covering required for new construction, which is a Class A roof assembly. Any covering added during a repair must be Class A too.

Tile roofs need the most care here, because clay or concrete tile counts as Class A on its own only over a noncombustible deck. Over the usual wood deck, where the tile profile leaves an airspace, section 504.2.1 calls for one of two layers under the tile:

- a 72 lb mineral-surfaced cap sheet over the deck, or
- a listed underlayment tested as part of a Class A assembly.

Either way, the code also wants bird stops at the eaves and hip and ridge caps mudded in, to keep debris and embers out from under the tile. When you compare bids on a tile roof, ask each contractor which of the two layers the price includes.

### The reroof permit in Simi Valley

[Reroof permits](https://infinity-roofers.com/roof-replacement-permit-california/) in Simi Valley come from the city's Building & Safety Division at 2929 Tapo Canyon Road, and applications can be filed online through the city's Customer Self Service portal. The contractor who pulls the permit signs the city's Construction Permit Declaration. The city lists residential reroof review at 2 to 3 days, and for brand-new roof tile it asks for the tile's ICC report with the application.

We also review applicable permit requirements and coordinate necessary approvals before work begins.

Our [roof replacement service page](https://infinity-roofers.com/roofing-services/roof-replacement/) covers materials, the tear-off and the final walkthrough in detail. ## Roof repair in Simi Valley: leaks, broken tiles and wind damage

Our residential roof repair covers leaks, damaged shingles, cracked tiles, flashing problems and storm damage. Vents, pipes, skylights and HVAC equipment are common leak sources, because every opening in the roof depends on flashing and sealant that can wear out before the roofing around them.

Call for a repair inspection when you see any of these:

- water stains, damp spots or unexplained moisture on a ceiling or wall
- missing, lifted or cracked shingles or tiles after wind
- bent or loose flashing, or debris left on the roof after a storm
- water coming in around a roof penetration

Wind, heavy rain and falling branches can loosen roofing even when nothing looks wrong from the ground, so a roof that took a hit is worth a look before the next rain. While you wait, move belongings away from the drip, photograph the stain and note when it appears. That record helps us trace the leak to its source instead of the spot where the water shows up.

Details by problem are on the [roof repair page](https://infinity-roofers.com/roofing-services/roof-repair/), and wind damage has its own page on [storm damage roof repair](https://infinity-roofers.com/roofing-services/roof-repair/storm-damage-roofing/). Flat and low-slope roofs on shops and offices, including TPO and EPDM membranes, are covered under [commercial roof repair](https://infinity-roofers.com/roofing-services/commercial-roof-repair/).

## Why roofs in Simi Valley wear the way they do

Strong sun, dry months, seasonal rain and wind all work on the same parts of a roof: shingles and tiles, the flashing around every edge and opening, and the underlayment beneath. Sun and heat dry out asphalt and sealants, wind lifts edges and moves tiles, and the first heavy rain after a dry spell finds every gap at once.

The age of the housing matters just as much. Half of Simi Valley's homes were built in 1980 or earlier, and about seven in ten are detached single-family houses (U.S. Census Bureau, American Community Survey 2020-2024). On a house that age, ask when the roof was last replaced. If nobody knows, assume the underlayment is old even when the tile on top still looks good.

Fire rules often decide the job: with most of the city's land inside a High or Very High zone, many reroofs here must meet the Class A rule explained above.

## How to choose a roofing contractor in Simi Valley

Roofing contractors in Simi Valley, CA all say they are licensed and insured. Eight checks show which ones you can hold to the job, each takes a few minutes, and you can run all of them on us.

1. **Look the license up yourself.** On the [CSLB license check](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/CheckLicense.aspx), confirm the status is active, the classification is C-39 Roofing, and the name matches the contract. Ours is CSLB license #1134192, C-39 Roofing, and the board lists it as current and active.
2. **Read the bond and workers' compensation lines.** The same record shows them. Ours lists a $25,000 contractor's bond and workers' compensation insurance on file with the state board.
3. **Ask who pulls the permit.** In Simi Valley the contractor signs the Construction Permit Declaration. If you are asked to take the permit out yourself as an owner-builder, read the CSLB notice "Owner-Builders Beware" that the city links on its forms page first.
4. **Get the scope in writing.** A useful estimate names what comes off, what goes on (underlayment, flashing, the covering itself) and what happens if the deck is damaged. Ours is a detailed written estimate with project photos, timelines and material options.
5. **Keep the down payment within the law.** California caps the down payment on a home improvement contract at 10 percent of the price or the fixed cap in Business and Professions Code section 7159.5, whichever is less. The CSLB's [contract and payment rules](https://www2.cslb.ca.gov/Resources/MediaRoom/DisasterHelp/ContractPaymentRules.English.pdf) list the current figure.
6. **Ask how the bid meets the fire rule.** If your house is in a High or Very High zone, the answer should name the Class A assembly: the cap sheet or the Class A underlayment, bird stops and mudded caps.
7. **Check manufacturer credentials at the source.** We are a GAF Certified Roofing Contractor. Whoever you hire, confirm a claimed certification on the manufacturer's own contractor locator.
8. **Ask for warranty terms in writing before you sign.** Find out which warranty covers the workmanship, which covers the materials, and who registers the manufacturer warranty. At the end of every job we provide your warranty documentation.

### Three misconceptions about hiring a roofer

- **"A small roof repair doesn't need a licensed contractor."** California's exemption for unlicensed work covers only small jobs that need no building permit and no hired workers (CSLB, Assembly Bill 2622). A job that needs a permit or a crew needs a licensed contractor in the right classification.
- **"The lowest bid is the same roof for less."** Two bids for the same house can differ in underlayment, flashing, deck repair and fire rating. Line them up item by item before comparing totals.
- **"The permit is a formality the roofer can skip."** Simi Valley reviews residential reroof permits, and the permit brings the city's inspection, the one independent check that the new roof meets code.

## What happens on a roofing job, step by step

### 1. Inspect and plan

We start by understanding your goals, inspecting your roof, and providing a detailed written estimate. This includes project photos, timelines, and material options. The estimate states the scope in plain terms, so you know what will be done before you approve anything.

### 2. Execute the project

Once approved, we schedule your project and assign an experienced crew to complete the work. Materials are delivered on-site, and we keep you informed throughout the project. The crew works to established safety practices and installation standards, on homes and commercial buildings alike.

### 3. Final review and warranty support

After the work is complete, we conduct a final walkthrough to review the finished project with you. We clean the work area, address any remaining questions, and provide your warranty documentation. We also explain recommended maintenance and care so your new roofing system continues performing properly for years to come.
