# Commercial Roof Repair for TPO, EPDM and Flat Roofs

Infinity Roofers provides commercial roof repair for TPO, EPDM, modified bitumen and other flat or low-slope roofs on offices, retail buildings, warehouses and multi-unit properties in Simi Valley, across Ventura County and around our Canoga Park and Pasadena locations. We find the source of the leak or damage first, then recommend a repair, restoration or replacement in writing.

California Licensed Contractor #1134192 (C-39 roofing). Use the [contact page](https://infinity-roofers.com/contact/) to arrange a roof visit for your building.

## Commercial roofing systems we repair

| Roof system | Problems we repair |
| --- | --- |
| TPO (single-ply membrane) | Seam separation, punctures, flashing problems and membrane damage |
| EPDM (rubber membrane) | Membrane failures, leaks, damaged sections and weather-related deterioration |
| Modified bitumen | Aging, cracks, blistering and water intrusion |
| Other flat and low-slope roofs | Membrane damage, ponding water, cracked surfaces, separation at seams and deteriorated roofing materials |

We also handle the smaller repairs that keep a sound roof working: aging roofing components, minor leaks, sealant failures, flashing deterioration and surface damage. Fixed early, they keep water from reaching the insulation and the deck.

## Signs your commercial roof needs repair

- **Water that stays on the roof** long after rain has stopped, especially around drains and low spots.
- **Blisters, bubbles or wrinkles** in the membrane, or seams that have started to lift.
- **Stained ceiling tiles** or damp insulation under the roof deck.
- **Flashing pulling away** at parapet walls, curbs and rooftop units.
- **Clogged drains or scuppers,** or debris piled against walls after wind.
- **Cracked or worn surfaces** where foot traffic to rooftop equipment has worn the membrane.

When a leak does show up inside, the common causes are damaged roofing membranes, failed flashing, roof penetrations, drainage problems and weather-related damage. Storms add wind, rain, debris impact and moisture intrusion to that list; see [storm damage roof repair](https://infinity-roofers.com/roofing-services/roof-repair/storm-damage-roofing/).

## Energy rules when a commercial roof is replaced

California's 2025 Energy Code draws a line that matters for budgeting. When more than 50 percent of a nonresidential roof, or more than 2,000 square feet of it (whichever is less), is replaced, recovered or recoated, the new low-slope roofing must meet the cool roof minimum in climate zones 6 and 9, which cover Simi Valley and the other Ventura County cities we serve: an aged solar reflectance of at least 0.63 and a thermal emittance of at least 0.75, or an SRI of 75.

A lower reflectance is allowed if the roof's insulation meets a trade-off table, and the replaced or recovered area has to meet the code's insulation level. Apartment and other multifamily roofs in Ventura County's climate zones fall under a parallel rule with the same 0.63 reflectance minimum.

Repairs below that threshold do not trigger these rules, which is one reason the repair-or-replace question on a commercial roof has a code side as well as a cost side. Light-colored membranes are more likely to meet the minimum, but the product's certified rating, not its color, is what counts.

## Repair, restoration or replacement

Before recommending any work, we inspect the roofing system, identify the source of the problem, and determine whether a repair, restoration or replacement makes the most sense.

- **Repair** fits a roof that is sound overall with damage in specific areas: a punctured section, failed seams, a leaking curb.
- **Restoration** fits a roof whose membrane is worn across the surface but still dry and attached underneath, where renewing the roof costs less than tearing it off.
- **Replacement** fits a roof with widespread deterioration, wet insulation over large areas, or leaks that keep returning after repairs.

For buildings with pitched sections, see [roof replacement](https://infinity-roofers.com/roofing-services/roof-replacement/); for new buildings and additions, see [new roof installation](https://infinity-roofers.com/roofing-services/new-roof-installation/).

## Repairs on an occupied building

A leak can affect interior spaces, equipment, inventory, employees and tenants, so the work is planned around the people inside.

1. **Roof inspection and diagnosis.** We inspect the roofing system to identify leaks, damage and areas requiring attention, then explain the recommended repair options.
2. **Repair planning and execution.** We develop a repair plan around the building's needs and complete the work while keeping disruption to the property low.
3. **Final review and recommendations.** After the repair we review the work performed and recommend how to keep the roofing system in good shape.

To make the visit go smoothly, have ready: roof access (ladder, hatch or keys), the location of every interior leak, any past repair records, and a contact for the HVAC or equipment contractor if rooftop units need to be moved or disconnected.

## What to ask before approving a commercial roof repair

- **Exactly which areas are included?** The written scope should name the sections, seams, curbs or drains being repaired.
- **Is the repair material compatible with the existing membrane?** TPO, EPDM and modified bitumen are different chemistries and are not patched interchangeably.
- **Does the ponding have a cause that the repair fixes?** Patching a seam that sits in standing water without improving drainage invites the same leak back.
- **Will the work cross the 50 percent or 2,000 square foot line?** If it does, the Energy Code rules above apply.
- **What should be watched afterward?** A good final review names the areas likely to need attention next.
