Signs your commercial roof needs repair

  • Water that stays on the roof long after rain has stopped, especially around drains and low spots.
  • Blisters, bubbles or wrinkles in the membrane, or seams that have started to lift.
  • Stained ceiling tiles or damp insulation under the roof deck.
  • Flashing pulling away at parapet walls, curbs and rooftop units.
  • Clogged drains or scuppers, or debris piled against walls after wind.
  • Cracked or worn surfaces where foot traffic to rooftop equipment has worn the membrane.

Energy rules when a commercial roof is replaced

California’s 2025 Energy Code draws a line that matters for budgeting. When more than 50 percent of a nonresidential roof, or more than 2,000 square feet of it (whichever is less), is replaced, recovered or recoated, the new low-slope roofing must meet the cool roof minimum in climate zones 6 and 9, which cover Simi Valley and the other Ventura County cities we serve: an aged solar reflectance of at least 0.63 and a thermal emittance of at least 0.75, or an SRI of 75.

A lower reflectance is allowed if the roof’s insulation meets a trade-off table, and the replaced or recovered area has to meet the code’s insulation level. Apartment and other multifamily roofs in Ventura County’s climate zones fall under a parallel rule with the same 0.63 reflectance minimum.

Repairs below that threshold do not trigger these rules, which is one reason the repair-or-replace question on a commercial roof has a code side as well as a cost side. Light-colored membranes are more likely to meet the minimum, but the product’s certified rating, not its color, is what counts.

Repair, restoration or replacement

Before recommending any work, we inspect the roofing system, identify the source of the problem, and determine whether a repair, restoration or replacement makes the most sense.

  • Repair fits a roof that is sound overall with damage in specific areas: a punctured section, failed seams, a leaking curb.
  • Restoration fits a roof whose membrane is worn across the surface but still dry and attached underneath, where renewing the roof costs less than tearing it off.
  • Replacement fits a roof with widespread deterioration, wet insulation over large areas, or leaks that keep returning after repairs.

What to ask before approving a commercial roof repair

  • Exactly which areas are included? The written scope should name the sections, seams, curbs or drains being repaired.
  • Is the repair material compatible with the existing membrane? TPO, EPDM and modified bitumen are different chemistries and are not patched interchangeably.
  • Does the ponding have a cause that the repair fixes? Patching a seam that sits in standing water without improving drainage invites the same leak back.
  • Will the work cross the 50 percent or 2,000 square foot line? If it does, the Energy Code rules above apply.
  • What should be watched afterward? A good final review names the areas likely to need attention next.
